Rental prices in Calgary were relatively flat from August to September, even amid high demand for places to live in the city, a new report has found.

Rental marketplace Liv.rent recently published its monthly report on average rental prices for Calgary and Edmonton.

It found average monthly rent in Calgary for a one-bedroom, unfurnished apartment increased about 0.6 per cent from August to September, reaching $1,728.

For furnished apartments, the average monthly rent declined about one per cent month over month to $1,978 for a one-bedroom apartment.

Over the past six months, however, average rent for a one-bedroom, unfurnished apartment has trended upward from $1,576 in April — an increase of about nine per cent.

Average rent in Edmonton increased more significantly in September from August, Liv.rent data shows.

For an unfurnished, one-bedroom apartment in the city, average rent increased nearly four per cent to reach $1,148 per month.

In contrast, average monthly rent for a one-bedroom, furnished apartment fell about 0.5 per cent to $1,496 in Edmonton.

Yet the six-month trend for unfurnished, one-bedroom apartments in the capital city shows stronger gains in rental costs.

Average monthly rent in September is up nearly 10 per cent from April when rent averaged $1,044 a month.

Average rental costs in both cities remain less than Vancouver and Toronto, Liv.rent data shows. In Vancouver, monthly average rent for a one-bedroom, unfurnished unit increased nearly two per cent from August to reach $2,438 in September.

Since April, average monthly rent for a one-bedroom, unfurnished unit increased nearly eight per cent.

In Toronto, average monthly rent for an unfurnished, one-bedroom unit also climbed nearly two per cent from August to $2,361 in September. Over the last six months, however, average monthly rent has grown the least among all four cities at just under six per cent.
